Aventura Home-Selling Costs & Illustrative Net Proceeds

What Might You Pay When Selling in Aventura?
Seller expenses depend on your agreement, property, loan, association and closing arrangements. Request an itemized preliminary net sheet instead of assuming a single percentage covers everything. The calculator below is an arithmetic example, not a valuation, legal advice or a closing statement.
Brokerage Compensation
Listing compensation, services and any agreed buyer-side compensation or concessions should be clear in writing. Commissions are negotiable and not set by law. There is no mandatory percentage used by this guide. Source: NAR consumer guide to listing agreements.
Loan Payoffs and Transaction Charges
Obtain a dated payoff through your lender and closing professional. Ask about title, settlement, recording, satisfaction and any other applicable charges. The contract and closing arrangements determine allocations; do not assume every charge is paid by the seller.
Miami-Dade Deed Taxes
Aventura is in Miami-Dade. Florida’s Department of Revenue lists Miami-Dade documentary stamp tax at $0.60 per $100 or portion of consideration, with a $0.45 surtax per $100. The department says the surtax does not apply to a document transferring only a single-family dwelling. Ask the closing professional to confirm the tax treatment of your specific deed and the contractual allocation; a condo transaction should not automatically use the single-family exception. The calculator uses an editable dollar assumption rather than determining the applicable tax for you.
Condo Charges, Prorations and Assessments
Ask for current balances, applicable association or transfer charges, approved assessment information and an estimate of tax and dues prorations. Have the association and closing professionals verify amounts and responsibility under the agreement. Consult DBPR condominium resources for records and association questions.
Preparation and Negotiated Credits
Budget only what fits the actual plan: cleaning, repairs, moving, presentation expenses and any negotiated credits. These are not a universal legal seller fee. Avoid counting the same item both as a preparation cost and a closing deduction.
How the Example Works
Illustrative net proceeds = sale price − mortgage payoff − negotiated compensation − allocated deed taxes − other closing costs − association charges and prorations − agreed credits. Enter your own figures. Zero means unfilled or assumed zero—not evidence a cost is waived. Negative results are possible if assumed deductions exceed the price.
Use the illustrative calculator, then request a verified closing estimate. Compare cash offers with listing, or ask Leo for an Aventura selling plan.
Frequently Asked Questions
Is there a fixed real estate commission in Aventura?
No. Compensation is negotiable and should be agreed in writing with the services being provided.
Is this calculator a closing statement?
No. It uses editable assumptions to show arithmetic. It does not determine legal tax treatment, actual costs or property value. Ask the closing professional for an itemized estimate.
Can the proceeds estimate be negative?
Yes. If your assumed payoffs and other deductions exceed the sale price, the arithmetic produces a negative result. Discuss the actual situation with the appropriate professionals.
