Selling a Condo in Aventura: Preparation & Document Checklist

Aventura Condo Sale: Start with Documents and Decisions
Before choosing a launch date, identify what your unit and building require. This checklist covers a market listing as well as an as-is sale; it is not a promise of buyer eligibility or a legal document list for every transaction.
Start with Leo’s Aventura seller guide and discuss the property’s condition, occupancy and your preferred timing. Gather basic information first, then use an agreed secure process for sensitive records.
1. Unit and Ownership Information
- Unit identifier, ownership details and any existing lease or occupancy agreement.
- Available improvement, repair, warranty and permit records.
- Current mortgage details; obtain a dated payoff through the closing professional.
- Known issues and your intended possession arrangements.
Do not upload financial statements or identification into a general inquiry form.
2. Association Records and Building Status
Request governing documents, the current budget, available financial statements, current charges and assessment notices. Ask for applicable milestone inspection and structural integrity reserve study reports. Applicability and deadlines depend on the building and current rules; do not assume all condos share one requirement. Source: DBPR inspections and reserve guidance.
- Which reports are available, and is any follow-up work unresolved?
- Are assessments approved, pending or already due?
- Which charges are allocated to the unit, and what balances remain?
- What records will a prospective buyer and lender need?
3. Confirm Resale Disclosures
Florida Statute §718.503 addresses condominium sale disclosures, with requirements that differ between developer and nondeveloper sales. Have the contract and applicable delivery requirements reviewed for your transaction rather than copying a generic cancellation deadline. Source: Florida Statutes §718.503.
For records and association questions, consult the DBPR condominium FAQs and your transaction professionals.
4. Association Process and Buyer Financing
Ask the association for its written transfer process, required applications, fees and anticipated schedule. Confirm which steps apply to the proposed transfer. If the buyer finances the purchase, ask the buyer’s lender to assess the building; no blanket financing eligibility is promised here.
A cash buyer does not automatically remove association or contract requirements. See the separate cash-sale condo checklist for cash-specific terms.
5. Prepare the Unit and the Offer Review
- Agree practical cleaning, maintenance and presentation priorities with Leo.
- Confirm access and showing arrangements, especially for occupied units.
- Request an itemized preliminary seller net sheet.
- Compare buyer funding, contingencies, costs and possession—not only price.
For example, two identical asking prices can lead to different proceeds if one proposal includes a credit or different cost allocation. Use actual written terms and the illustrative proceeds tool.
